Open House Cost Per Lead Calculator
Work out what one named open house visitor really costs once your own time is priced in.
Free tools
Two free tools that turn a weekend of hosting into numbers you can show a seller and defend to yourself.
Open house economics are easy to feel and hard to state. You know the Saturday cost you something, but signs, riders, flyers, a boosted post, the mileage on the sign route, and four and a half hours of your own selling time never get added up in one place. Once they are, the cost per named visitor stops being a guess and becomes a number you can compare against a listing portal lead or a mailer.
The second calculator answers the other half of the question. Every visitor who signs in creates follow up work, and every open creates a seller update that has to be written by somebody. Put your real numbers in and you will see how many hours a month the follow up load takes and how many hosting shifts you get back when the sign in handles most of it.

Everything a solo host has to do to leave a Sunday open house with named visitors, a fed seller, and follow up already moving.
Every agent hosting a weekend open house already does this arithmetic somewhere, usually in the car at lockup with a receipt for sign riders in one hand and the flyer order on the phone. The boosted listing post, the printing, the mileage on the sign route, the hours between setup and the last turn of the lockbox, all divided by the groups who put a name on the sheet at the door. We put no account in front of that, because a number you cannot reach on Sunday night is a number you will never run.
Both calculators stand on their own with a paper sign in sheet and a shoebox of receipts. Run the cost per signed in group before your next listing appointment and you can answer the seller who asks whether Saturday earned its keep, with a figure instead of a feeling. Run the follow up hours and you will see how much of your week the visitor list from one busy Sunday already owns, whether or not you ever put one of our tablets on a door table.
A cost per signed in group and a monthly follow up total only matter if something changes at the next open. In a short demo we take the numbers you just produced and show what a tablet at the door, an evening seller report, and a three touch buyer sequence do to them. Bring the listing you are hosting this weekend and we will use it.
